ADMINISTRATIVE SERVICES Pinecroft Elevator Services NNRHA has selected Elevated Technologies, Inc. dba Metro Elevators to complete the Pinecroft elevator modernization project. The project is currently on schedule with an estimated completion date of December 2026. Metro Elevators has begun procuring the necessary materials, while other project components are progressing through the engineering and design phases. The Authority will continue to monitor the project's progress and provide updates as key milestones are achieved. Credit Card Usage Policy The Administrative Services and Finance Departments continue to strengthen the Authority's procurement and financial management practices by reducing reliance on corporate credit cards and increasing the use of purchase orders through the Yardi Marketplace and Procure-to-Pay system. This initiative enhances financial accountability by ensuring purchases are properly authorized, electronically documented, and tracked from requisition through payment, resulting in greater transparency, improved vendor purchase history, and stronger internal controls. While corporate credit cards remain available for limited operational needs, the Authority has created a Credit Card Policy to establish clear guidelines for their appropriate use. The policy promotes responsible stewardship of public funds, ensures compliance with organizational and regulatory requirements, and reinforces accountability for all credit card transactions. Disposition of NNRHA Property Policy The Administrative Services Department developed a Disposition of Property Policy to establish a standardized process for the disposal of Authority-owned assets that are obsolete, damaged beyond economical repair, or no longer needed for operational purposes. The policy was created to strengthen internal controls, ensure accountability for Authority assets, promote transparency in the disposition process, and maintain compliance with applicable federal, state, and local regulations. By formalizing these procedures, the Authority reduces the risk of asset mismanagement, ensures consistent documentation and Board oversight when required, and safeguards public resources through responsible stewardship. PCs for People The Administrative Services Department is pursuing a Memorandum of Understanding (MOU) with PCs for People to facilitate the responsible recycling and refurbishment of the Authority’s obsolete and surplus electronic equipment. This partnership will assist the Authority in clearing and organizing storage areas, creating additional usable space, and improving the overall appearance and visual work environment throughout the Authority’s facilities. In addition to supporting the Authority’s sustainability and responsible asset-management efforts, PCs for People will refurbish and update the software on eligible equipment for reuse and make it available to members of the community at discounted rates. Documentation will be provided to NNRHA for the transfer of ownership, data sanitization and certificate of destruction of equipment. The partnership provides an opportunity to responsibly manage outdated technology while potentially extending the useful life of equipment and increasing access to affordable technology within the community. 16
