CAPITAL ACTIVITY Asset Repositioning Strategic Plan for Public Housing Portfolio AH Forward has submitted a draft Repositioning Plan and a draft Capital Needs Assessment RFP for the public housing portfolio for staff review. Staff have completed an initial review of both documents, and a meeting with AH Forward will be scheduled before the end of September to discuss the drafts and establish next steps. RAD Properties Management, Operations, and Fiscal Pre-MOR Review As of September 2, 2026, Du & Associates remain actively engaged in the compliance remediation effort for Cypress Terrace resulting from the HUD MOR review. The consultants are focusing on completion of sample file reviews, verification of tenant termination procedures, utility allowance analysis, occupancy management practices, and monitoring completion of annual recertifications. All identified recertifications have been completed by NNRHA, and after a review by the consultants, will be submitted to TRACS. Marshall Courts – Phase VII Demolition (88 Units) The demo contractor is awaiting directions on roadway improvements that are currently pending final review and approval from the City’s Engineering Department. Once approved and completed, the Phase VII demolition project will be considered complete. The land disturbance final inspection has been approved and closed out. An active land disturbance permit is not needed for the remainder of the work onsite. Until future redevelopment plans are identified, the site will continue to be maintained as green space to ensure it remains safe and visually appealing. Two capital improvement projects for Marshall Courts have been put out for bid. On Thursday, August 20, 2026, a pre-bid meeting was held for the Marshall Courts Phase III project which will continue with the façade improvements that can be seen throughout phase I and II. The public bid opening will be held on Tuesday, September 8, 2026, at 4pm in the 1st floor boardroom. On Friday, August 28, 2026, a pre-bid meeting was held for the roof overlay, fascia, and gutter repair project. The public bid opening will be held on Monday, September 14, 2026, at 4pm in the 1st floor boardroom. These improvements will ensure that the community continues to stay maintained by addressing exterior building conditions, reducing future maintenance needs, and extending the useful life of the property. Aqueduct Apartments The health and safety improvement project at Aqueduct Apartments is approximately 80% complete. There are about 6 staircase corridors remaining. The project addresses common area improvements, including replacement of floor tile and stair treads, building washing, painting, and other necessary repairs. These upgrades are designed to improve the overall condition and appearance of the property while enhancing safety and comfort for residents. Upon completion, the improvements will provide a more welcoming and well-maintained environment while supporting NNRHA’s continued commitment to preserving and improving its affordable housing communities. Ashe Manor Apartments The preparation work has been completed for the renovations of the trash room at Ashe Manor Apartments. The new trash compactor has been ordered and is about 3-4 weeks out. 3
